Quick answer
Trim, soffit and fascia painting in Naperville is often the right job years before the siding needs it: the trim peels first because it faces the weather edge-on and its joints open every winter. We scrape to sound paint, re-caulk every joint, spot-prime bare wood and apply two coats of exterior enamel. Most houses take two to four days. Call and we will walk the trim with you.
What the job involves
Why the trim fails years before the siding
Trim takes water on its end grain and joints: the tops of window heads, the bottoms of casings, the mitered corners of fascia. Every winter those joints open and close, the caulk cracks, water gets in, and the paint lifts from behind. Meanwhile the flat siding is still sound. A trim-only repaint catches the problem at that stage, for a fraction of a full exterior.
The work covers window and door casings, sills, fascia boards, soffits, frieze boards and corner boards. Rot found along the way is repaired before priming and listed separately.

The 3 versions of this job we get asked for
Peeling window trim
Window trim peels first at the sill and the bottom of the side casings, where water runs down and sits. We scrape and sand back to a firm edge, check each sill with an awl for softness, and spot-prime every bare spot with a primer that blocks tannin bleed on cedar. Two coats of a satin or semi-gloss exterior enamel follow, cut in cleanly to the glass and the siding. On houses with many windows, trim is where most of the exterior labor goes, which is why a trim-only job is so much cheaper than a full repaint.

Soffit and fascia
Fascia boards carry the gutters and take overflow and ice from them, so they peel and rot at the corners and behind downspouts. Soffits, the underside of the eaves, collect mildew and chalk and often have vents that need masking. We wash, scrape and prime both, check the fascia behind the gutter where possible, and paint with an exterior acrylic that stays flexible. Aluminum-wrapped fascia can be cleaned and painted with a bonding primer, and vinyl soffit can be painted in vinyl-safe colors.

Caulking and sealing
Caulk is the cheapest part of an exterior job and the one that protects everything else. We cut out failed caulk rather than laying new over old, then run a paintable elastomeric sealant into every joint that moves: trim to siding, window frames to casing, corner boards, and around penetrations like hose bibs and vents. Joints that should drain, like the bottom edge of lap siding, are left open on purpose. Fresh caulk is painted over so it lasts, instead of being left bare to crack in the sun.
What moves the price
What decides the cost of this job
Chicago-area cost guides list bungalow trim, soffit and fascia painting at $2,500 to $5,500, with larger two-story homes higher. That is a published market planning range, not our quote.
- Window and door count. Trim labor tracks openings more than wall area.
- Height. Second-story fascia and gables need ladders or staging.
- Condition. Heavy peeling and failed caulk add scraping and sealing time.
- Rot repairs. Soft sills and fascia ends are replaced and itemized.
- Material. Wood, aluminum-wrapped and vinyl need different primers.
- Color change. A new trim color needs an extra coat.
Local conditions
Exterior Trim, Soffit & Fascia Painting around Naperville
With close to 102 days a year at or below freezing in the Chicago area, the trim joints on a Naperville house open and close more than a hundred times every winter, which is why caulk that looked fine in fall is split by April. The 1980s and 1990s homes that dominate town have long runs of cedar trim and fascia that are now on their second or third coating, and the south and west elevations show it first.
